Mold – Living Space: Procedure for Cleaning

Cause: The primary cause of living space mold is high relative humidity (>60%). Inspect the closets, basement, and bathrooms. Homeowner to be advised if RH is high to consider a store-bought residential dehumidifier, and/or turn up the heat.

Windows: Single pane, or aluminum frame, or wood frame are all susceptible to condensation, dripping water, and mildew formation. Wood frames and sills can develop mold. Best solution is to replace with double-pane vinyl windows. Until then, homeowner should dry with paper towels daily.

Insurance: Rarely does insurance cover interior mold remediation. Proceed accordingly.

Supplies:

  • Disinfectant cleaner (Thymol, e.g., Artemis Thymox)

  • Fogging solution (e.g., Artemis TB-40)

  • Vital Oxide (for window wipe-down)

Equipment:

  • PPE: Half-face or full-face respirator, White coveralls, Gloves (nitrile, 6 mil)

  • Backpack sprayer (battery-powered)

  • ULV fogger

  • Hygrometer (for measuring RH)

  • Step ladder (if applicable)

Step-by-Step Instructions

Step 1: Initial Inspection

  • Inspect affected areas. Identify visible mold growth on walls, ceilings, trim. Check and record RH levels using a hygrometer. Recommend HVAC or ventilation remediation if RH is above 60%.

  • Mold may be surface-only and can be cleaned with a cleaner/disinfectant without removing materials.

Step 2: Containment and Safety

  • Set up containment using plastic sheeting and painter’s tape. Seal off HVAC vents. Wear full PPE. Place HEPA scrubber in the room and turn it on.

  • If materials have to be removed, ensure containment is in place, and provide for negative air as appropriate.

  • Use HEPA filter on containment wall for breathing, arrange air scrubber ports appropriately.

Step 3: Surface Treatment

  • Spray Artemis Thymox onto visible mold. Let dwell 10 minutes. Wipe treated surfaces with microfiber cloths or mop heads. Use step ladder for high surfaces.

Step 4: Fogging

  • Use ULV fogger to apply Artemis TB-40 throughout the space. Allow fog to settle for 20-30 minutes. Repeat for heavy contamination or persistent odor.

Step 5: Post-Fog Wipe Down

  • Apply Vital Oxide to all surfaces using microfiber cloths. Focus on high-touch areas and previously fogged zones.

  • Use microfiber mop/cloths with Unitex to clean floor.

Step 6: Final Cleanup

  • Remove containment. Wipe down entry points. Decontaminate all tools and equipment. Store gear and dispose of all waste materials in contractor bags.

Step 7: Documentation

  • Record before/after photos, RH levels, chemical usage, and any recommendations provided to the client.

By following this procedure, mold in living spaces can be safely treated, improving indoor air quality and reducing recurrence through proper moisture control.
